EICR for Landlords:
Since 2020, landlords in England have been legally required to have the electrical installation in their rented properties inspected and tested by a qualified person. As a landlord, you must:- Have the electrics inspected and tested at least every 5 years.
- Give a copy of the report to existing tenants within 28 days of the inspection.
- Give a copy of the latest report to new tenants before they move in.
- Provide a copy to your local authority within 7 days if they ask for it.
- Complete any remedial or further investigation work within 28 days (or sooner if the report says so) and get written confirmation that it has been done.
EICR for Homeowners:
For owner-occupied homes we recommend an EICR at least every 10 years, and also when:- You are buying or selling a property.
- The property is older, or you don't know when the electrics were last checked.
- You notice warning signs such as tripping fuses, scorch marks or flickering lights.
- You are planning major renovation work or an extension.
What's Included in an EICR:
- Visual Inspection – of the consumer unit, wiring, sockets, switches and light fittings.
- Circuit Testing – checking every circuit, plus earthing and bonding.
- RCD Testing – making sure your safety devices trip when they should.
- Identifying Risks – overloaded circuits, wear, damage and outdated equipment.
- Full Written Report – clear observations and recommendations you can act on.
Understanding Your Report:
Any issues found are given a code so you know how urgent they are:- C1 – Danger present. Immediate action required.
- C2 – Potentially dangerous. Urgent remedial action required.
- C3 – Improvement recommended.
- FI – Further investigation required.
