EICR for Landlords:

Since 2020, landlords in England have been legally required to have the electrical installation in their rented properties inspected and tested by a qualified person. As a landlord, you must:
  1. Have the electrics inspected and tested at least every 5 years.
  2. Give a copy of the report to existing tenants within 28 days of the inspection.
  3. Give a copy of the latest report to new tenants before they move in.
  4. Provide a copy to your local authority within 7 days if they ask for it.
  5. Complete any remedial or further investigation work within 28 days (or sooner if the report says so) and get written confirmation that it has been done.
Failing to meet these duties can lead to fines of up to £30,000, so it pays to stay on top of your certificates. We can remind you when your next EICR is due.

EICR for Homeowners:

For owner-occupied homes we recommend an EICR at least every 10 years, and also when:
  1. You are buying or selling a property.
  2. The property is older, or you don't know when the electrics were last checked.
  3. You notice warning signs such as tripping fuses, scorch marks or flickering lights.
  4. You are planning major renovation work or an extension.

What's Included in an EICR:

  1. Visual Inspection – of the consumer unit, wiring, sockets, switches and light fittings.
  2. Circuit Testing – checking every circuit, plus earthing and bonding.
  3. RCD Testing – making sure your safety devices trip when they should.
  4. Identifying Risks – overloaded circuits, wear, damage and outdated equipment.
  5. Full Written Report – clear observations and recommendations you can act on.

Understanding Your Report:

Any issues found are given a code so you know how urgent they are:
  • C1 – Danger present. Immediate action required.
  • C2 – Potentially dangerous. Urgent remedial action required.
  • C3 – Improvement recommended.
  • FI – Further investigation required.
A report is Satisfactory when there are no C1, C2 or FI codes. If anything needs fixing, we can carry out the remedial work and provide the paperwork you need.
