Energy Performance Certificate (EPC)

Information about the energy efficiency of a building.

An Energy Performance Certificate (EPC) is a document that evaluates and provides information about the energy efficiency of a building. It helps buyers, tenants, and property owners understand the energy performance and environmental impact of a property. The EPC assesses factors like insulation, heating systems, ventilation, and lighting to determine an overall energy efficiency rating, usually ranging from A (most efficient) to G (least efficient). It also offers practical recommendations for improving energy efficiency, reducing utility costs, and promoting sustainability. Overall, an EPC serves as a valuable tool for making informed decisions about energy usage and environmental impact in relation to a building.

When Do You Need an EPC?

You need a valid Energy Performance Certificate when a property is:
  • Sold – before you start marketing the property.
  • Rented out – before you advertise it to new tenants.
  • Newly built – when construction is complete.
An EPC is valid for 10 years, unless a new one is produced sooner – for example after improvements that could raise your rating.

EPCs for Landlords:

Privately rented homes in England and Wales must usually meet the Minimum Energy Efficiency Standard – currently an EPC rating of at least E. You must also give tenants a copy of the EPC before they move in. If your property is close to the minimum, we can explain the most cost-effective ways to improve it.

What Happens During an EPC Assessment?

  1. Booking – we arrange a time that suits you, your tenants or your agent.
  2. Survey – our assessor checks the insulation, walls, windows, heating system, hot water and lighting, taking measurements and photos.
  3. Calculation – the results are used to calculate your energy efficiency rating from A to G.
  4. Your Certificate – your EPC is lodged on the national register and sent to you, with recommendations for improving your rating.
A visit to a typical home usually takes around an hour, depending on its size.

How to Improve Your EPC Rating:

Your EPC includes tailored recommendations. Common improvements include:
  • Loft and cavity wall insulation.
  • An efficient modern boiler and better heating controls – see our boiler servicing and replacement page.
  • Low-energy LED lighting throughout.
  • Double or triple glazing.
  • Renewable energy such as solar panels.
